Arjan Development
Arjan is located within the wider framework of Dubailand and is located adjacent to the Butterfly Gardens and Miracle Garden. There is a significant existing road network, infrastructure and buildings. The completion of a cost-effective and functional public realm is critical to the long term success of the development.
There is a common aesthetic identity for Arjan with focus on key landscape areas that serve as both way finding features and strong centres of connectivity. These key landscaped areas, composed of attractive landscape features and amenities, will aim to embellish the lives of the residents, commuters and visitors.
The introduction of tree lined streets have provided naturally cooler shading thereby creating a more walkable community and encouraging people to make car-less journeys around the community. Trees and planting have positively aided the stormwater management, help filter noise and pollution, and provided enhanced opportunity for biodiversity, as well as soften the vertical form of the mid and high rise tower buildings.
The programming of the Public Open Space is driven by providing the basic needs and wants of the community. How and where this programming occures is directly responsive to landuse, i.e. residential requirements are different to those of business workers and visitors. High activity zones and 'long stay' amenities such as play and sport are more appropriately located close to residential areas where people can access these amenities quickly and without getting into their car to travel to their recreational destination.
More passive spaces appeal to business districts where short stay experiences, such as sitting for lunch or short breaks, small business meetings or creative workshops can happen in the outdoor spaces provided.
