Qatar Centre Master Plans
Place Dynamix’s directors led the production of a number of master plans for the development of centres across Qatar. A number of new centres were identified within the Qatar National Development Framework that would alleviate pressure for growth and address transportation problems in the country. A hierarchy of metropolitan, town and local centres were proposed and distributed into key areas around transit stations. All centre plans were based on a comprehensive planning manual that encouraged sustainable planning & design principles. Principles included the grading of density towards centres, mixing of uses, permeable network of pedestrian dominated streets. All principles aimed at creating centres that were walkable, active and complimentary to its existing community.
Smaller town and local centres in coastal regions of the country harnessed a number of traditional environmental principles for cooling buildings naturally by channeling sea breezes. Islamic principles of movement were re-introduced into smaller towns to create pedestrian only spaces centred around the walking patterns to mosques, schools and homes. Larger metropolitan centres focused on creation major new leisure and entertainment hubs at existing areas of attraction, further enhanced by new transit stations. Beside Education city a new residential community was designed that would provide the business and residential accommodation necessary to support the growth and aspirations of the educational campus. At Al Rayyan South a major new sports and entertainment district were proposed to compliment existing retail facilities and address problems of movement between transit stations and stadium for World Cup 2022. All centre plans contained necessary tools for effective implementation including design and land use regulations.
