This pre-concept masterplan for a high-end mixed-use development of 2.5 million-m² site aims to create a unique, mixed-use community that is self-sustained and provides its residents with modern urban living with friendly pedestrian environment. The development Plan is geared towards interlacing complementary and synergistic public experiences that will appeal to all segments of the community.

The development will be made up of distinctive neighborhoods, which will include a commercial core of businesses, high-end retail establishment, interactive unique open spaces, exclusive vibrant boulevard and diverse residential mid-density communities.

The development to be subdivided into districts, each district will have its own identity and character providing residents and visitors with a variety of attractions and various lifestyles. The overall vision for development is integral to its open space and urban landscape strategy and all districts are connected through public open spaces. The open space concept is to provide an interconnected system that directs pedestrians throughout the site and provides view corridors to landmark areas within the site.

Place making will form a key component of the urban form, providing spatial definition for districts, creating internal connectivity and provide opportunities for community amenities. Open spaces will provide a welcoming, attractive and functional environment, with a high degree of pedestrian usability.
